One of Miami’s highest priced condos has just hit the market. The $35 million condo at Regalia is a bespoke, fully-designed residence, offering 17,015 square feet of total space elegantly designed by CAD International Design Director Charles Allem, who has been named five times to Architectural Digest’s “AD100” list of the world’s best designers and architects.
The lavish dwelling encompasses the entire third and fourth floors of Regalia, which is the last high-rise on the Sunny Isles, Miami beachfront, directly abutting the grand mansions of Golden Beach. This unique setting, coupled with the Beach House’s lower level location within the building, presents a rare commodity: a hybrid, home-like design that fuses the grandeur and feel of its neighboring estates, with the amenities and white-glove service of the finest penthouse residence.
The Beach House features six bedrooms, six full bathrooms, two half-baths and a pool bath. Its entrance opens to a double-height great room, distinguished by a floating, cantilevered staircase and overlooked by a mezzanine, ideal to serve as an expansive art gallery space. The living area transitions to a large, 360-degree wrap-around terrace highlighted by a glass-faced pool that creates the perception of being an extension of the ocean. Ideal for entertaining, the patio is accentuated by an elevated sundeck, seating and dining areas, a summer kitchen, fire pits, a Jacuzzi, and lush landscaping, amidst swaying palm trees, endless powder-white sand and rhythmic ocean waves.
Two master bedrooms offer the ultimate privacy and space, with drop-down ceiling televisions and sizeable midnight bars. The residence’s lavish spa includes a large steam and Hammam room, massage beds, an oversized shower and Jacuzzi tub, with hydrotherapy and air-treatment jets. Along with a private guest living area and separate staff quarters, the Beach House features a custom, stone-and-glass wine cellar to accommodate roughly 600 bottles, temperature, lighting and shade control, and music-preference technology. A 2,000-square-foot entertainment and game lounge, which comprises the entire west side of the Beach House’s third floor, presents a designer billiard table, movie seating and living space with surround sound.
Redefining the turnkey concept, the Beach House is presented fully furnished. Allem, who masterfully designed Regalia’s interiors, used globally-sourced materials, custom finishes and furnishings to create a symphony of colors and textures. Décor accents embrace onyx, mixes of leather and lacquer, brushed limestone and fine wood, touches of ocean blue, and designer wall coverings. Fresh and soothing hues are brought to life by natural sunlight cascading through floor-to-ceiling glass windows. The Beach House’s distinct design elements include oversized stone dining tables with an adjacent bronze bar, stainless-steel Poliform Italian cabinetry in the 50-foot long kitchen, and custom millwork panels, doors, hardware, and lighting throughout.
Other offerings in the building include an even pricier $40 million penthouse spanning 16,805 square feet, and 5,515-square-foot unit on the 18th level priced at $11.9 million. All residences enjoy wrap-around terraces with 360-degree views of the Atlantic Ocean, Golden Beach, Intracoastal Waterway, and dramatic city skyline.
Perks of the building are comparable to a luxury resort and include a resident living room, champagne bar, wine cellar, gourmet chef’s kitchen with daily fresh selections, children’s playhouse, state-of-the-art fitness center, yoga studio, full-service oceanfront spa and Beach Club. Regalia’s pool deck boasts six different experience pools including a deck-entry swimming pool with celestial lights, Jacuzzi spa, cold plunge pool and three Thalasso therapy spas, as well as cabanas nestled in the lush landscaping with marble summer bars and custom built-in beds.
We’ll take it.
