Daily Dream Home: A CEO’s Texas Ranches

Mal Mixon, retired CEO of Invacare Corporation is selling his two Texas Panhandle ranches that represent thousands of acres of unspoiled land and abundant wildlife. Mixon is a quail enthusiast and both properties have been used as quail hunting reserves.

Washita River Hunting Ranch is a premier 5,771± acre hunting property in the eastern Texas Panhandle that also has been intensively managed for wild quail for almost 20 years. The ranch features a broad fertile valley along year-round live water via the headwaters of the Washita River.

Elevation change is approximately 200′ from the tall grass prairie on the north end of the ranch to the river bottom. Although managed primarily for quail by longtime current ownership, the property has large numbers of whitetail deer as well as Rio Grande turkey and waterfowl along the river. The property has good interior roads and quail “courses” to approximately 100 feeders strategically scattered throughout the ranch.  The offering is surface only (no drilling) and is subject to a conservation easement in favor of the Nature Conservancy. It is being offered for $4.76 million.

Nearly an hour south is the Elm Creek Ranch. The 3,112± acre ranch features a broad fertile valley along year-round live water Elm Creek.

The lodge and adjacent guest house sleep 10 in an idyllic setting along Elm Creek. There is a manager/owner’s residence, a 10 bay dog kennel with shop, equipment barn, cattle pens, and horse barn. It is being offered turn-key with all furnishings, equipment, rolling stock, hunting vehicles and accessories for $4.62 million. Both properties are represented by Monte Lyon of Hall & Hall.
